Summary of Covenants, Rules, and Polices 


Owners of units are responsible for actions of their guests and tenants. All bylaws, amendments, covenants, rules, and policies are attached below. 


Communicating with the Board 


For general question or concerns, please contact the Board Secretary (shadowcreekcrossinghoa@gmail.com) and always include your name, address, and a photo of the issue. Larger issues may take three (3) business days for board consideration. For questions regarding dues, please contact the Board Treasurer (906screek@gmail.com) and always include your name and address. Please be courteous when communicating with the board. Offensive or threatening language will not be tolerated. 


Exterior Maintenance 


All external repairs must be approved by the board. No animal pens, sheds, fences or other outbuildings or structure of any kind shall be erected by a unit owner on any common area. Please ensure no obstructing objects are present for snow removal or lawn care. No pet tie downs are allowed at any time. 


Security cameras are allowed to be installed at unit owner's expense. Any damages or repairs to the exterior of the building is the unit owner's responsibility. Owners are required to complete the attached security camera form and return to the Board Secretary (shadowcreekcrossinghoa@gmail.com). Owners must ensure the exterior of the building is returned to original form upon sale. 


Fees & Fines


For new homeowners a $250 fee is due upon closing. 


Homeowners’ association fees are $210 per month covering exterior maintenance and insurance. There is a late fee of $25 if the homeowners' association fee is not received by the 7th day of the current month. Payment options include automatic withdrawal or by check payment. The ACH (automatic withdrawal) form must be completed and returned to the Board Treasurer (906screek@gmail.com) for automatic withdrawal. The ACH (automatic withdrawal) form is located at the bottom of this page. Check payments require a $6 fee. Please make checks payable to SCCHOA. 


Violations of the Shadow Creek Crossing Homeowners’ Association bylaws or policies will result in fines according to the fee schedule. Currently, fines are $50 for first offense, $100 for second offense, and $200 for third offense onward.


Mail


Two keys should be provided by the prior owners to the mailbox. Please reach out to the U.S. Postal Service with issues.


Meetings 


Shadow Creek Crossing Homeowners’ Association board meets monthly. Meeting minutes are available on the website under the meeting minutes tab. Newsletters are emailed or mailed monthly to unit owners. An annual meeting is held each year in May for all unit owners to elect board members and have their voices heard. All unit owners are encouraged to attend.


Parking 


Parking is NEVER acceptable and prohibited in No Parking/Tow Zone marked with yellow paint and/or signs; an unreasonable distance from curb, parking on the curbing, and/or parking in the grass; in front of utilities, mailboxes, side streets, and/or driveways; in front of another unit’s garage or front door blocking egress; and on the north side of Lois Ln. 


Owners and their guests may park on the south side of Lois Ln for short term parking except in prohibited areas. Additional parking has been provided at the end of the side streets for short term parking. Any vehicles parked along the south side of Lois Ln and the end spots of all roads need to be moved if snow accumulation is 2 inches or more to allow the street to be plowed for the use and safety of all unit owners.


Street parking and parking in common areas on Lois Ln and the ends of side streets is limited to no more than one week (7 days). If a vehicle is reported as being stored or parked for more than one week in a common area, the vehicle is in violation of this policy and may be towed and/or fines assessed. RVs, trailers, off road vehicles, or large utility trucks are not permitted on the property for more than 48 hours. 


All violations of the parking policy will result in towing, fining, and/or warning to unit owner. 


Pets


Please review the bylaws and policies of the homeowners’ association regarding pets. There are limits to number and weight of pets. All owners are required to complete the vet form attached below for each pet and return to the Board Secretary (shadowcreekcrossinghoa@gmail.com). 


No more than two (2) cats and two (2) dogs may be kept in each unit. A cat may weight no more than twenty (20) pounds. A dog may weight may not exceed forty (40) pounds. Specially trained guidance dogs, signal dogs, or other assistance dogs are permitted as required regardless of their weight. All allowable pets shall be kept and housed inside the unit. No pet maybe kept which abnormally interferes with the rights, comforts, or convenience of the other owners. Breeding of any animals on the property is specifically prohibited. All pets must be kept on a leash when outside the unit. Each owner shall have the individual responsibility for clean up required as a result of the ownership of such pet. If owner fails to clean up after his or her pet, progressive fines will be assessed by the board of directors. 


Sales & Refinancing 


If you are selling or refinancing your unit, you or your realtor must notify the Board Secretary (shadowcreekcrossinghoa@gmail.com). You and your are responsible for making sure all associated forms are completed and dues paid to the board upon closing


Satellite Television


Shadow Creek Crossing has reserved the right for only one company to sell and install all satellite systems with the goal of decreasing damage to the common areas including roofs and yards and by limiting the number of dishes. The satellite television provider is Big Dog TV and Internet for satellite services. Please contact Big Dog TV and Internet via phone at 319-395-0800 to establish services. Do NOT contact DISH or DirecTV for satellite services. Owners are responsible for any fees with contacting other satellite television provides not authorized by Shadow Creek Crossing Homeowners’ Association. All other non-satellite vendors (e.g. Mediacom, Century Link, etcetera) are allowed at the owner’s expense. 


Utilities 


Waste removal is provided by Rite Environmental (https://riteenvironmental.com). Please contact Rite Environmental to establish services via phone at 319-235-7401. The garbage is picked up every Friday. Please have waste bins placed at the end of your driveway spaced from other bins, vehicles, or structures by 7:00 a.m. each Friday. Shadow Creek Crossing has established an agreement with Waterloo Water Works for an exemption on the water bill. Please contact Waterloo Water Works with questions via phone at 319-232-6280. 


Water and sewer are provided by Waterloo Water Works. 


Electric and gas are provided by MidAmerican Energy Company.
